RESIDENTIAL APARTMENT INSPECTIONS

Residential apartment inspections are documented and supported by video or by photograph.  In the event that the tenant has mistreated or caused damage to the property, documentation can be used as proof to  justify a claim.

Move-in Inspections

Residential apartment inspections should be done in the presence of the tenant and at the beginning of the move-in process. Move-in inspections are primarily done for the purpose of making sure the tenant is aware of the condition of the property at the time of move-in.

The tenant and Manager may take videos or photographs and note any existing damage to the unit on the inspection sheet during the walk through. After the inspection is completed, the tenant is required to sign and date the sheet to acknowledge the information is correct.

Occupied Inspections

There are two types of occupied inspections: routine interior safe and clean inspection; and, the exterior drive-by.

Interior inspections are scheduled in advance and are conducted typically every 4-8 months.  Rented or leased spaces are inspected to find issues or damage to the property that either the tenant or Castle Inc. is responsible for.  Items found during these inspections are documented with supporting video or photographs. Once the inspection is complete, the tenant signs off on the inspection sheet acknowledging any outstanding issues.

The second type of occupied inspection is the drive-by inspection. This type of inspection allows Castle Inc.’s managers to visit the property without entering the premises.  Managers look for common non-compliance issues like pets in periodic drive-by inspections..

Move-out Inspections

Move-out residential apartment inspections are done at the termination of the lease/rental agreement. It is the Property Manager’s final opportunity to walk through the property with the tenant to evaluate its condition with respect to damage. Inspections sweep every room including bathrooms, the floors, walls, cabinets (inside and out), appliances, and also the entire exterior of the property. Any damage that is found to the property is documented with video or photographs. At the end of the inspection, the tenant is required to acknowledge and sign the move-out inspection sheet.
